Annual Fire Safety Statements

Annual Fire Safety Statement (AFSS) must be prepared by the building owner or managing agent and displayed in the building, as well as being provided to the Council and the NSW Fire Brigades.  

It is an offence under The Environmental Planning and Assessment Act not to submit an Annual Fire Safety Statement when required, and offences can be subject to a Court imposed penalty of up to $110,000 or on the spot fines can occur.    

Some Councils send a reminder to the owner that the Annual Fire Safety Statement (AFSS) is due, however, many don’t. Safeguard maintain a data base to ensure your annual statement is prepared, before it’s too late.

The ultimate responsibility for maintaining Fire Services rests with the building owner.

If Council issues a Fire Order, you have the flexibility to appoint an independent party to review this Fire Order. Safeguard can act as the independent party.  

Fire Orders will require qualified and experienced inspectors to attend and inspect EVERY Fire Safety measure, including all apartments and common property areas.
